Historic Dublin Landmark Transformed: 316-Bed Student Accommodation Planned
In a significant development for Dublin’s city center, British developer Summix has announced plans to transform the historic Independent House on Middle Abbey Street into a modern student accommodation facility. The proposed project aims to address the pressing demand for student housing while preserving the architectural heritage of the site.

Project Overview
Summix IHD Developments Ltd intends to submit a Large Scale Residential Development (LRD) application to Dublin City Council for the construction of a 316-bed student accommodation complex. The development will involve a part nine-storey over-basement building, integrating the existing protected structures, including Independent House and Emerald Chambers. The design includes 272 standard and accessible rooms arranged in 42 clusters, ranging from five to nine-bed spaces .
Heritage Preservation and Community Integration
A key aspect of the project is the preservation and adaptive reuse of the site’s historic elements. Steve Cassidy, Summix’s advisor in Ireland, emphasized the importance of maintaining the character of the area:
“The student housing planning application for the former headquarters of Independent Newspapers will include the preservation and reuse of the two striking buildings on Abbey Street.”
Additionally, the original printing hall at the rear of the site is slated for preservation and repurposing as a space for cultural and community uses. The development also plans to include retail accommodations on the ground floors facing Abbey Street and Princes Street, contributing to the vibrancy of the city center .
Addressing the Student Housing Shortage
Dublin faces a significant shortfall in student accommodation, with current availability estimated at 50,000 beds against a demand projected to reach 90,000. The proposed development by Summix aims to alleviate some of this pressure by providing purpose-built student housing in a central location. Moreover, the facility is designed to be flexible, with plans to utilize the student spaces as short-term lets during academic holiday periods, optimizing occupancy throughout the year .
Timeline and Future Prospects
Assuming the planning application is approved later this year or early next year, construction is expected to commence promptly, with the building likely to open in 2028. The project represents a significant investment in Dublin’s infrastructure, blending historical preservation with modern needs.
